East Sister Rock Island has been on and off the market since 2011, when it was originally listed for $12 million.
The 1.37-acre island with over 5,000 square feet of living area returned to the market in mid-December for $8.5 million, according to Zillow, marking a 29-percent reduction in price.
The four-bedroom, three-bathroom home is sustained by wind and solar energy, sits on a coral reef, and has a veranda stretching nearly 3,000 square feet.
You can arrive by boat or chopper (there’s a helipad in the back). Vacationing here is also an option, with the island running for $1,000 per night most of the year.

So buy it and “upgrade” it.
I have a feeling that the price will be reduced again soon so, I will wait with with the purchase 🙂
Self sustaining huh … does it produce its own toilet paper? If the answer to that is ‘no’ then it’s not self sustaining – just saying!
365,000 a year in bed and breakfast would take 23.2 years to pay off. I think I’d wait till it drops in price, purchase it, retrofit it with more modern amenities, hire a staff and turn it into a year round destination for the rich, like a Bed and Breakfast. Full staff, chef, local amenities et certera.
Didn’t Al Gore, or someone, say this island would be underwater by 2010? It should be blowing bubbles by now from underneath the deep blue sea.
What happens when there’s a really bad storm…does any of it flood?
And how safe would this place be in a hurricane?

$1000 per night rental is cheaper than the interest on $8.5 million, even get a $5000 week ong term lease and you’d save money.
still, it seems like a buy, but more at 6.75 million, tops. Lots of unseen nickel and dime peripherals, not the least of which are plumbing, getting to and from. Will work maybe as corporate getaway, VERY well to do family reunions. Properly marketed, it could possibly work in the black. Nice project for the right buyer, but only at the right price. 7mil or under.
Don’t have to fight with the neighbors!! No peeping toms!!! No wild animals or grocery stores!!
For that kind of money I want a REAL pool.
How would it survive if a tsunami hits ?
Does it have it’s own fresh water maker? Where does all the waste water go? Has it flooded before with storms? Too many questions that need answers.
